{"id":101449,"date":"2025-10-05T09:48:07","date_gmt":"2025-10-05T09:48:07","guid":{"rendered":"https:\/\/ekamu.net\/?p=101449"},"modified":"2025-10-05T09:48:07","modified_gmt":"2025-10-05T09:48:07","slug":"konut-satis-ve-kira-fiyatlari-reel-olarak-geriliyor","status":"publish","type":"post","link":"https:\/\/ekamu.net\/index.php\/2025\/10\/05\/konut-satis-ve-kira-fiyatlari-reel-olarak-geriliyor\/","title":{"rendered":"&#8220;Konut sat\u0131\u015f ve kira fiyatlar\u0131 reel olarak geriliyor&#8221;"},"content":{"rendered":"<p><p>Sahibinden.com\u2019un, Bah\u00e7e\u015fehir \u00dcniversitesi Ekonomik ve Toplumsal Ara\u015ft\u0131rmalar Merkezi (BETAM) i\u015fbirli\u011fiyle haz\u0131rlanan rapora g\u00f6re \u00fc\u00e7 b\u00fcy\u00fck ilde konut sat\u0131\u015f ve kira fiyatlar\u0131 nominal olarak y\u00fckselirken, reel olarak d\u00fc\u015f\u00fc\u015f g\u00f6stermeye devam ediyor.<\/p>\n<p>Sahibinden.com\u2019un, Bah\u00e7e\u015fehir \u00dcniversitesi Ekonomik ve Toplumsal Ara\u015ft\u0131rmalar Merkezi (BETAM) i\u015fbirli\u011fiyle haz\u0131rlanan &#8220;sahibindex Kiral\u0131k ve Sat\u0131l\u0131k Konut Piyasas\u0131 G\u00f6r\u00fcn\u00fcm\u00fc&#8221; raporunda Ekim ay\u0131nda kiral\u0131k ve sat\u0131l\u0131k konut piyasas\u0131ndaki de\u011fi\u015fimler analiz edildi.<\/p>\n<div>\n<p>Rapora g\u00f6re Eyl\u00fcl ay\u0131ndan Ekim\u2019e \u00fclke genelindeki ve \u00fc\u00e7 b\u00fcy\u00fck\u015fehirdeki cari konut fiyat\u0131 art\u0131\u015f oranlar\u0131 enflasyon oran\u0131ndan daha d\u00fc\u015f\u00fck oldu\u011fu i\u00e7in, hem \u00fclke genelindeki hem de \u00fc\u00e7 b\u00fcy\u00fck\u015fehirdeki reel (enflasyondan ar\u0131nd\u0131r\u0131lm\u0131\u015f) sat\u0131\u015f fiyat\u0131 d\u00fc\u015ft\u00fc.<\/p>\n<p>Reel fiyatlardaki y\u0131ll\u0131k de\u011fi\u015fim oran\u0131 Eyl\u00fcl\u2019de \u00fclke genelinde y\u00fczde -17,9; \u0130stanbul\u2019da y\u00fczde -18,5; Ankara\u2019da y\u00fczde -16,1 ve \u0130zmir\u2019de y\u00fczde -14,8 oldu.<\/p>\n<\/div>\n<div>\n<p>Cari fiyatlar incelendi\u011finde ise bir \u00f6nceki y\u0131la g\u00f6re art\u0131\u015f\u0131n devam etti\u011fi g\u00f6zlemleniyor. Cari fiyatlardaki y\u0131ll\u0131k art\u0131\u015f oran\u0131, Eyl\u00fcl ay\u0131na k\u0131yasla \u00fclke genelinde 0,3 puan artarak y\u0131ll\u0131k y\u00fczde 21,9\u2019a y\u00fckseldi. Buna g\u00f6re T\u00fcrkiye genelinde ortalama sat\u0131l\u0131k konut ilan m2 cari fiyat\u0131 31.097 TL oldu. Sat\u0131l\u0131k konut ilan m2 cari fiyatlar\u0131ndaki y\u0131ll\u0131k art\u0131\u015f oranlar\u0131 \u00fc\u00e7 b\u00fcy\u00fck\u015fehirde de artarak \u0130stanbul\u2019da y\u00fczde 21, Ankara\u2019da y\u00fczde 24,7 ve \u0130zmir\u2019de y\u00fczde 26,7 olarak hesapland\u0131. Ortalama sat\u0131l\u0131k konut m2 fiyatlar\u0131 \u0130stanbul&#8217;da 42.529 TL, Ankara&#8217;da 24.045 TL ve \u0130zmir&#8217;de 36.538 TL oldu.<\/p>\n<\/div>\n<div>\n<p><b> Reel konut fiyat\u0131nda d\u00fc\u015f\u00fc\u015f devam etti <\/b><\/p>\n<p>2020 May\u0131s\u2019tan itibaren s\u00fcrekli artan \u00fclke genelindeki reel konut fiyat endeksinin (2017=100) 2023 Temmuz\u2019dan bu yana g\u00f6sterdi\u011fi d\u00fc\u015f\u00fc\u015f 2024 Ekim\u2019de de devam etti. Reel konut fiyat endeksi Ekim\u2019de Eyl\u00fcl\u2019e k\u0131yasla 1 puanl\u0131k bir azal\u0131\u015fla 158,9 oldu. Eyl\u00fcl\u2019den Ekim\u2019e enflasyon oran\u0131 cari konut fiyat art\u0131\u015f oran\u0131ndan daha y\u00fcksek bir d\u00fczeyde ger\u00e7ekle\u015fti. Eyl\u00fcl&#8217;da ayl\u0131k enflasyon oran\u0131 y\u00fczde 2,9 olurken konut fiyatlar\u0131ndaki art\u0131\u015f y\u00fczde 2,2 seviyesinde ger\u00e7ekle\u015fti. Son bir y\u0131ld\u0131r cari konut fiyatlar\u0131 sistematik olarak enflasyonun alt\u0131nda kald\u0131\u011f\u0131ndan reel fiyatlar azal\u0131yor.<\/p>\n<\/div>\n<div>\n<p>Reel sat\u0131\u015f fiyat endeksi ayl\u0131k bazda ise Ankara\u2019da art\u0131\u015f, \u0130stanbul ve \u0130zmir\u2019de d\u00fc\u015f\u00fc\u015f g\u00f6sterdi<\/p>\n<p>\u00dc\u00e7 b\u00fcy\u00fck ilde son bir y\u0131lda d\u00fc\u015f\u00fc\u015fte olan konut reel sat\u0131\u015f fiyat endeksi Eyl\u00fcl\u2019deki d\u00fc\u015f\u00fc\u015f\u00fcnden sonra Ekim ay\u0131nda da d\u00fc\u015f\u00fc\u015f\u00fcn\u00fc s\u00fcrd\u00fcrd\u00fc. Eyl\u00fcl\u2019den Ekim\u2019e reel konut fiyat endeksi \u0130stanbul\u2019da 1,2 puan, \u0130zmir\u2019de ise 0,6 puan azald\u0131. Ankara\u2019da is reel konut fiyat endeksi 1,6 puanl\u0131k art\u0131\u015f g\u00f6stermi\u015ftir.
