{"id":88980,"date":"2025-05-03T23:12:07","date_gmt":"2025-05-03T23:12:07","guid":{"rendered":"https:\/\/ekamu.net\/?p=88980"},"modified":"2025-05-03T23:12:07","modified_gmt":"2025-05-03T23:12:07","slug":"betam-konut-kiralari-reel-olarak-dustu","status":"publish","type":"post","link":"https:\/\/ekamu.net\/index.php\/2025\/05\/03\/betam-konut-kiralari-reel-olarak-dustu\/","title":{"rendered":"BETAM: Konut kiralar\u0131 reel olarak d\u00fc\u015ft\u00fc"},"content":{"rendered":"<div>\n<p>Bah\u00e7e\u015fehir \u00dcniversitesi Ekonomik ve Toplumsal Ara\u015ft\u0131rmalar Merkezi&#8217;nin (BETAM) Sahibindex Sat\u0131l\u0131k Konut Piyasas\u0131 G\u00f6r\u00fcn\u00fcm\u00fc: Ekim 2024 ve &#8220;Reel kiralarda d\u00fc\u015f\u00fc\u015f e\u011filimi&#8221; ba\u015fl\u0131kl\u0131 rapora g\u00f6re konut kiralar\u0131nda d\u00fc\u015f\u00fc\u015f e\u011filimi izlendi.<\/p>\n<p>Rapora g\u00f6re, T\u00fcrkiye genelinde ve \u00fc\u00e7 b\u00fcy\u00fck\u015fehirde A\u011fustos&#8217;tan eyl\u00fcle cari kira fiyatlar\u0131ndaki art\u0131\u015f\u0131n ayl\u0131k enflasyondan daha d\u00fc\u015f\u00fck olmas\u0131 sonucu enflasyondan ar\u0131nd\u0131r\u0131lm\u0131\u015f (reel) kira fiyatlar\u0131 d\u00fc\u015ft\u00fc.<\/p>\n<p>\u00dclke genelinde ve \u0130stanbul\u2019da Eyl\u00fcl ay\u0131 itibar\u0131yla reel fiyatlarla kira ortalamas\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131 ile kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131nda s\u0131ras\u0131yla y\u00fczde 2,8 ve y\u00fczde 2,1 daha d\u00fc\u015f\u00fckken, Ankara\u2019da y\u00fczde 1,3, \u0130zmir\u2019de ise y\u00fczde 4,6 daha y\u00fcksek oldu\u011fu g\u00f6r\u00fcld\u00fc.<\/p>\n<\/div>\n<div>\n<p>2023 Eyl\u00fcl ay\u0131ndan beri d\u00fc\u015f\u00fc\u015fte olan cari kira fiyat\u0131 y\u0131ll\u0131k art\u0131\u015f oranlar\u0131 A\u011fustos ay\u0131nda y\u00fckselse de Eyl\u00fcld&#8217;e tekrar d\u00fc\u015f\u00fc\u015fe ge\u00e7ti.<\/p>\n<p><b>Y\u0131ll\u0131k art\u0131\u015f oran\u0131 y\u00fczde 45,2&#8217;ye d\u00fc\u015ft\u00fc<\/b><\/p>\n<p>T\u00fcrkiye genelinde ortalama kiral\u0131k konut ilan metrekare fiyat\u0131ndaki y\u0131ll\u0131k art\u0131\u015f oran\u0131 eyl\u00fcl ay\u0131nda y\u00fczde 45,2\u2019ye d\u00fc\u015ft\u00fc.<\/p>\n<p>Eyl\u00fcl ay\u0131nda \u00fclke genelinde ortalama kiral\u0131k konut ilan metrekare fiyat\u0131 185,8 TL olarak izlendi. Y\u0131ll\u0131k kira art\u0131\u015f oran\u0131 \u0130stanbul\u2019da y\u00fczde 46,2, Ankara\u2019da y\u00fczde 51,3 ve \u0130zmir\u2019de ise y\u00fczde 56,3 olarak kaydedildi.<\/p>\n<p>Ortalama kiral\u0131k konut ilan metrekare fiyatlar\u0131 \u0130stanbul\u2019da 243,8 TL, Ankara\u2019da 177,3 TL, \u0130zmir\u2019de ise 220 TL olarak izlendi.<\/p>\n<p>Kiral\u0131k konut talep g\u00f6stergesi A\u011fustos ay\u0131na oranla y\u00fczde 20,4, ge\u00e7en y\u0131l\u0131n eyl\u00fcl ay\u0131na k\u0131yasla y\u00fczde 0,8 d\u00fc\u015f\u00fck \u00f6l\u00e7\u00fcld\u00fc.<\/p>\n<p><b>Kiralanan konut say\u0131s\u0131 geriledi<\/b><\/p>\n<p>Kiral\u0131k konut piyasas\u0131nda bir canl\u0131l\u0131k g\u00f6stergesi olarak kullan\u0131lan kiralanan konut say\u0131s\u0131n\u0131n kiral\u0131k ilan say\u0131s\u0131na oran\u0131 \u00fclke genelinde ve \u00fc\u00e7 b\u00fcy\u00fck\u015fehirde d\u00fc\u015ft\u00fc.<\/p>\n<p>Bu g\u00f6stergenin detaylar\u0131na bak\u0131ld\u0131\u011f\u0131nda hem \u00fclke genelinde hem de \u00fc\u00e7 b\u00fcy\u00fck\u015fehirde kiral\u0131k ilan say\u0131s\u0131n\u0131n y\u00fckseldi\u011fi g\u00f6r\u00fcld\u00fc.<\/p>\n<p>Kiralanan konut say\u0131s\u0131 ise \u00fclke genelinde de \u00fc\u00e7 b\u00fcy\u00fck \u015fehirde de d\u00fc\u015ft\u00fc. Kiral\u0131k konut piyasas\u0131nda bir di\u011fer canl\u0131l\u0131k \u00f6l\u00e7\u00fct\u00fc olarak kullan\u0131lan kiral\u0131k konut ilanlar\u0131n\u0131n ne kadar s\u00fcre yay\u0131nda kald\u0131klar\u0131n\u0131 g\u00f6steren kapat\u0131lan ilan ya\u015f\u0131 ge\u00e7en aya k\u0131yasla \u00fclke genelinde ve \u00fc\u00e7 b\u00fcy\u00fck\u015fehirde uzad\u0131.<\/p>\n<p><b>Reel fiyatlar \u0130stanbul&#8217;da y\u00fczde 19 azald\u0131<\/b><\/p>\n<p>A\u011fustostan Eyl\u00fcl&#8217;e \u00fclke genelindeki ve \u00fc\u00e7 b\u00fcy\u00fck\u015fehirdeki cari konut fiyat\u0131 art\u0131\u015f oranlar\u0131 enflasyon oran\u0131ndan daha d\u00fc\u015f\u00fck oldu\u011fu i\u00e7in hem \u00fclke genelindeki hem de \u00fc\u00e7 b\u00fcy\u00fck\u015fehirdeki reel (enflasyondan ar\u0131nd\u0131r\u0131lm\u0131\u015f) sat\u0131\u015f fiyat\u0131 d\u00fc\u015ft\u00fc.<\/p>\n<p>Reel fiyatlardaki y\u0131ll\u0131k de\u011fi\u015fim oran\u0131 Eyl\u00fcl&#8217;de \u00fclke genelinde y\u00fczde 18,6 gerilerken, \u0130stanbul\u2019da y\u00fczde 19,2, Ankara\u2019da y\u00fczde 18,1, \u0130zmir\u2019de ise y\u00fczde 15,3 d\u00fc\u015ft\u00fc.<\/p>\n<p><b>Konut cari fiyatlar\u0131ndaki art\u0131\u015f oran\u0131 da d\u00fc\u015ft\u00fc<\/b><\/p>\n<p>Cari fiyatlarda y\u0131ll\u0131k art\u0131\u015f oran\u0131 a\u011fustosa k\u0131yasla \u00fclke genelinde 2,5 puan azalarak y\u00fczde 21,6\u2019ya d\u00fc\u015ft\u00fc.<\/p>\n<p>Buna g\u00f6re T\u00fcrkiye genelinde ortalama sat\u0131l\u0131k konut ilan metrekare cari fiyat\u0131 30,416 TL oldu. Sat\u0131l\u0131k konut ilan metrekare cari fiyatlar\u0131ndaki y\u0131ll\u0131k art\u0131\u015f oranlar\u0131 \u00fc\u00e7 b\u00fcy\u00fck \u015fehirde de azalarak \u0130stanbul\u2019da y\u00fczde 20,8, Ankara\u2019da y\u00fczde 22,4 ve \u0130zmir\u2019de y\u00fczde 26,6 oldu. Ortalama sat\u0131l\u0131k konut metrekare fiyatlar\u0131 \u0130stanbul\u2019da 41,667 TL, Ankara\u2019da 23,161 TL ve \u0130zmir\u2019de 35,633 TL\u2019dir.<\/p>\n<p>Konut talebi endeksi Eyl\u00fcl 2024\u2019te A\u011fustos 2024\u2019e k\u0131yasla y\u00fczde 1,2 artt\u0131. Konut piyasas\u0131ndaki canl\u0131l\u0131k g\u00f6stergesi olarak izlenen sat\u0131lan konutlar\u0131n sat\u0131l\u0131k ilan say\u0131s\u0131na oran\u0131 \u00fclke genelinde, \u0130stanbul\u2019da ve \u0130zmir\u2019de artarken Ankara\u2019da azald\u0131.<\/p>\n<p>Sat\u0131lan konut say\u0131s\u0131 \u00fclke genelinde, Ankara\u2019da ve \u0130zmir\u2019de azal\u0131rken \u0130stanbul\u2019da artt\u0131.
