Gayrimenkul Yat\u0131r\u0131mc\u0131lar\u0131 Derne\u011fi (GYODER) Gayrimenkul Zirvesi&#8217;nde konu\u015fan G\u00f6n\u00fcl, GYO&#8217;lar\u0131n sermaye piyasalar\u0131 ve Borsa i\u00e7in olduk\u00e7a \u00f6nemli yap\u0131lar oldu\u011funu s\u00f6yledi.<\/p>\n<p>GYO&#8217;lar\u0131n, gayrimenkule yat\u0131r\u0131m yapacak yat\u0131r\u0131mc\u0131lar\u0131n borsa arac\u0131l\u0131\u011f\u0131yla yat\u0131r\u0131mlara ortak olmas\u0131n\u0131 sa\u011flad\u0131\u011f\u0131n\u0131 dile getiren G\u00f6n\u00fcl, gayrimenkul yat\u0131r\u0131m ortakl\u0131klar\u0131n\u0131n vergisel avantajlar\u0131nda de\u011fi\u015fiklik yapt\u0131klar\u0131n\u0131 ve ortakl\u0131klar\u0131n art\u0131k y\u00fczde 10 kurumlar vergisi \u00f6dediklerini, bununla birlikte temett\u00fc da\u011f\u0131t\u0131m zorunlulu\u011fu geldi\u011fini, temett\u00fc konusunda yat\u0131r\u0131mc\u0131lardan pozitif d\u00f6n\u00fc\u015f ald\u0131klar\u0131n\u0131 anlatt\u0131.<\/p>\n<\/div>\n<div>\n<p>G\u00f6n\u00fcl, son d\u00f6nemde gayrimenkul yat\u0131r\u0131m ortakl\u0131\u011f\u0131 ve gayrimenkul yat\u0131r\u0131m fonu (GYF) modellerinin daha \u00e7ok ilgi g\u00f6rmeye ba\u015flad\u0131\u011f\u0131n\u0131 kaydederek, &#8220;Borsam\u0131zda \u015fu anda 48 adet gayrimenkul yat\u0131r\u0131m ortakl\u0131\u011f\u0131 var. Bunlar\u0131n 2023 y\u0131l\u0131nda de\u011ferleri 350 milyar lirayd\u0131. Bu y\u0131l\u0131 550-600 milyar lira civar\u0131nda bir de\u011ferle kapataca\u011f\u0131m\u0131z\u0131 g\u00f6r\u00fcyoruz&#8221; diye konu\u015ftu.<\/p>\n<p>GYO&#8217;lara ciddi bir tevecc\u00fch oldu\u011funu vurgulayan G\u00f6n\u00fcl, &#8220;Burada sadece finans bulma a\u00e7\u0131s\u0131ndan de\u011fil ayn\u0131 zamanda markalar\u0131n geli\u015fmesi ve bilinirliklerinin artmas\u0131 i\u00e7in GYO olarak in\u015faat \u015firketlerinin halka arz\u0131 i\u00e7in ciddi bir talep oldu\u011funu g\u00f6r\u00fcyoruz. \u015eu anda bizde GYO&#8217;ya d\u00f6n\u00fc\u015fmek i\u00e7in \u015firketlerin ciddi say\u0131da bekleyen talebi var. Bunlar\u0131 da \u00f6n\u00fcm\u00fczdeki seneye yayarak halka arzlar\u0131na devam edece\u011fiz&#8221; ifadelerini kulland\u0131.<\/p>\n<p><b>&#8220;GYF&#8217;lerin fon b\u00fcy\u00fckl\u00fc\u011f\u00fc 2025&#8217;te 150 milyar liraya yakla\u015facak&#8221;<\/b><\/p>\n<p>SPK Ba\u015fkan\u0131 G\u00f6n\u00fcl, halka arz olan \u015firketlerin tam anlam\u0131yla kay\u0131t i\u00e7erisine girdi\u011fini ve SPK denetimine tabi oldu\u011funu belirterek, bu sayede yap\u0131lan i\u015flerin kay\u0131t <b>alt\u0131nda<\/b> bulundu\u011funu ve h\u0131zl\u0131 bir \u015fekilde ger\u00e7ekle\u015fti\u011fini s\u00f6yledi.<\/p>\n<p>Gayrimenkul yat\u0131r\u0131m fonlar\u0131na ciddi bir ilgi oldu\u011funu ve \u00e7ok say\u0131da GYF kuruldu\u011funu dile getiren G\u00f6n\u00fcl, s\u00f6zlerini \u015f\u00f6yle s\u00fcrd\u00fcrd\u00fc:<\/p>\n<p>&#8220;Bu y\u0131l GYF&#8217;lerin projelere yat\u0131r\u0131m yapmas\u0131n\u0131n \u00f6n\u00fcn\u00fc a\u00e7t\u0131k. B\u00f6ylece sadece bitmi\u015f de\u011fil, devam eden veya ba\u015flang\u0131\u00e7 a\u015famas\u0131ndaki projelere de yat\u0131r\u0131m yapabiliyorlar. Mevcut GYF&#8217;lerden Proje GYF dedi\u011fimiz bu fonlara d\u00f6n\u00fc\u015f\u00fcm ve yeni Proje GYF kurulumu i\u00e7in \u00e7ok say\u0131da ba\u015fvurumuz var. GYF&#8217;lerin g\u00fcncel de\u011feri 104 milyar lira. 2024 sonunda yakla\u015f\u0131k 115 milyar lira gibi bir rakamla kar\u015f\u0131m\u0131za \u00e7\u0131kacaklar\u0131n\u0131 tahmin ediyorum. Bunun da 2025 y\u0131l\u0131nda yakla\u015f\u0131k 150 milyar liran\u0131n \u00fczerinde bir fon b\u00fcy\u00fckl\u00fc\u011f\u00fcne ula\u015faca\u011f\u0131n\u0131 tahmin ediyoruz.&#8221;<\/p>\n<p>G\u00f6n\u00fcl, Proje GYF&#8217;lerin yat\u0131r\u0131mc\u0131lar taraf\u0131ndan her ge\u00e7en g\u00fcn daha fazla tan\u0131nd\u0131\u011f\u0131n\u0131 kaydederek, &#8220;Proje GYF&#8217;ler hen\u00fcz kurulu\u015f a\u015famas\u0131nda. Bu fonlar\u0131n kurulu\u015fu i\u00e7in y\u00fczde 50 konut olmas\u0131 zorunlulu\u011fu getirdik. \u00d6zellikle kentsel d\u00f6n\u00fc\u015f\u00fcm i\u00e7in kullan\u0131labilmesi i\u00e7in de bunu \u00f6ne \u00e7\u0131kard\u0131k. Konut taraf\u0131nda arz\u0131n y\u00fckselmesine yard\u0131mc\u0131 olabilece\u011fini tahmin ediyoruz&#8221; de\u011ferlendirmesinde bulundu.<\/p>\n<p><b>&#8220;Temett\u00fc da\u011f\u0131t\u0131m\u0131 GYO pazar\u0131n\u0131n daha \u00e7ok b\u00fcy\u00fcmesine sebep olacak&#8221;<\/b><\/p>\n<p>SPK Ba\u015fkan\u0131 G\u00f6n\u00fcl, gayrimenkul sertifikalar\u0131nda \u00f6l\u00e7ek \u00e7ok \u00f6nemli oldu\u011fu i\u00e7in bundan \u00f6nceki denemelerde 2017&#8217;de yeterince b\u00fcy\u00fck \u00f6l\u00e7e\u011fin sa\u011flanamad\u0131\u011f\u0131ndan bir \u015fikayet oldu\u011funu an\u0131msatt\u0131.<\/p>\n<p>Bunun, ba\u015far\u0131s\u0131z oldu\u011fu anlam\u0131na gelmedi\u011fini vurgulayan G\u00f6n\u00fcl, &#8220;Umdu\u011funuzu buldunuz mu derseniz, buradaki likiditasyon \u00e7ok ciddi olmad\u0131\u011f\u0131 i\u00e7in beklenen bulunamam\u0131\u015ft\u0131 ama daha b\u00fcy\u00fck projelerle bu likiditasyonu sa\u011flayabiliriz&#8221; dedi.<\/p>\n<p>G\u00f6n\u00fcl, sermaye piyasalar\u0131n\u0131n geli\u015fimi i\u00e7in yap\u0131lmas\u0131 gereken t\u00fcm \u00e7al\u0131\u015fmalara devam ettiklerini anlatt\u0131.<\/p>\n<p>&#8220;Proje GYF son \u00f6rnekti, burada ba\u015fka bir enstr\u00fcmana gerek olursa mutlaka ona da \u00e7al\u0131\u015fmam\u0131z devam edecek&#8221; diyen G\u00f6n\u00fcl, Gayrimenkul Yat\u0131r\u0131m Ortakl\u0131klar\u0131 Temett\u00fc \u00d6demesine ili\u015fkin \u015funlar\u0131 s\u00f6yledi:<\/p>\n<p>&#8220;Belki bizim konumuz de\u011fil ama biz Borsa&#8217;da temett\u00fc da\u011f\u0131tan \u015firketlere iyi g\u00f6zle bak\u0131yoruz. Yat\u0131r\u0131mc\u0131 \u015firketin sadece de\u011ferlenmesinden de\u011fil, temett\u00fcs\u00fcnden de faydaland\u0131\u011f\u0131 s\u00fcrece o \u015firkete ba\u011fl\u0131l\u0131k art\u0131yor. Temett\u00fc ald\u0131\u011f\u0131n\u0131z \u015firketi y\u0131llarca ta\u015f\u0131mak yat\u0131r\u0131mc\u0131n\u0131n ho\u015funa gider. O y\u00fczden temett\u00fc da\u011f\u0131t\u0131ld\u0131\u011f\u0131 s\u00fcrece GYO&#8217;lar\u0131n da bu \u015fekilde daha \u00e7ok tevecc\u00fche sebep olaca\u011f\u0131n\u0131 g\u00f6r\u00fcyoruz. GYO&#8217;lar b\u00fct\u00fcn gelirlerini yat\u0131r\u0131ma \u00e7evirerek b\u00fcy\u00fcmeye devam ediyorlard\u0131, bu da yat\u0131r\u0131mc\u0131n\u0131n tevecc\u00fch\u00fcn\u00fc kesiyordu. Bakt\u0131\u011f\u0131n\u0131z zaman Borsa&#8217;da temett\u00fc da\u011f\u0131tan \u015firketlerin yat\u0131r\u0131mc\u0131s\u0131n\u0131n daha sabit oldu\u011funu g\u00f6r\u00fcyoruz.
